Key features

  • The deed of trust being released

Its date, borrower, trustee, lender, recording reference and the amount secured.

  • The debt has been paid

The lender confirms the debt, with interest and other amounts, has been paid in full on a date.

  • The lender's request

What the lender delivered to the trustee, such as the note marked as paid and the original deed.

  • The reconveyance, without warranty

The trustee reconveys its estate without warranty and makes no promise about title.

  • What is not released, recording and return

The release covers that deed of trust only; who pays for and arranges recording, and where the recorded deed is returned.

About this document

A deed of reconveyance releases a property from a deed of trust after the secured debt has been paid. The trustee, at the lender's request, reconveys the property to the person named, and the form identifies the deed of trust being released by date, parties, recording reference and amount.

This blank form is signed by the trustee and the lender, with an optional witness line and a notary page. It releases that deed of trust only and says nothing about other liens or claims. Who requests a reconveyance, what paperwork goes with it and how it is recorded depend on the state and county, so check with the lender, title company or recorder.
