Key features
The head lease and its end
The head lease's date and landlord, a copy given to the subtenant, and a sublease that ends no later than the head lease and ends automatically if the head lease does.
What is sublet, rent and deposit
The whole or part, with shared areas and furnishings, rent and deposit with a return period you fill in.
Utilities, inventory and use
What is included, what the subtenant pays, a signed inventory at the start and end, and the permitted use and number of occupants.
Keeping to the head lease
The subtenant does what the head lease requires so far as it concerns what is sublet and does nothing that puts the sublandlord in breach.
Head landlord's consent
A blank for whether consent is required, whether it is obtained and what happens if it is not.
About this document
A sublease lets a tenant sublet all or part of their rented premises to someone else for a period that ends no later than their own lease. It sets out the head lease, what is sublet, rent, deposit, utilities, use, condition and what the subtenant must do to keep the head lease intact.
The sublandlord remains responsible to the head landlord. The form has a place to record whether the head landlord's consent is needed and has been obtained, and a signature line for the head landlord. Whether a lease allows subletting, and how consent works, varies, so read your lease and ask the landlord first.
