About this document
An offer to lease is a written proposal from a prospective tenant to a landlord, setting out the terms on which the tenant would lease the premises. It is used before the lease itself is drawn up, so both sides can see the main terms and agree them first.
This builder asks for the tenants and landlords, the premises and their use, the term, the rent (and any share of profits), the type of rent, who pays each utility, rent paid in advance and a deposit, initial improvements, early possession, and improvements during the tenancy. It also asks whether the tenant's attorney must approve the lease, any additional conditions, whether the landlord has a standard form of lease, and when the offer expires. There is a block for the landlord to sign to accept.
Every figure and period is one you give; none is suggested for you. The document records the offer. It does not say what accepting it does, and the draft does not set out what the law of your state requires of an offer to lease. A lawyer can tell you both.
